When selling your home it is important to have you home be shown in the best light. Showings and open houses provide buyers the opportunity to see your house and what it has to offer them. It is important to have your house look presentable and can lead to higher profits on the sale of your home.
17 Tips Before a Showing & Open House
- Make sure there are no dirty dishes or food in the sink.
- Wipe down counter tops.
- Check your entry way outside and inside. The entry way is the first thing potential buyers will see.
- Make the beds, freshen up pillows and blanket that may be on the couch.
- Put clothes and shoes away that may be laying out.
- Remove the trash if more than half way full or if something smelly may be in it.
- Set the thermostat to a comfortable temperature (if there is no central air open windows to allow airflow).
- Turn on lights and open blinds, making it lighter opens up the space.
- Don’t cook anything with a “bad” odor e.g. fish, deep fried food, ext..
- Baking odors are more pleasant such as cookies (just don’t burn them).
- Turn off televisions, you can try playing soft music playing instead.
- Have the high traffic areas clear of obstacles.
- Give the buyer(s) the space and time to view your house, its best to leave all together and don’t forget to take your kids and furry friends with you, including their accessories such as food and water bowls and dog bed(s) which can be smelly at times.
- Check bathroom sinks for toothpaste.
- Close toilet seat lids.
- Check cabinets for any food that may have split on them.
- Look outside for anything that may need to be picked up, e.g trash that blew into your yard, dog poop, toys, ext…
